What the home inspector's line really means
Every real estate agent has read the line on the home inspection report: "Recommend a licensed roofing professional inspect." It tells everyone there is a question and answers none of it.
Our pre-purchase roof inspection replaces it with a documented answer for buyers, sellers and agents: how much life the roof has left, what needs repair, and an honest condition assessment, so everyone can move forward instead of waiting on a vague recommendation.

What the report gives you
Overall roof condition and estimated remaining life. Any active leaks, storm damage or deferred maintenance. Photos documenting the roof, flashing and ventilation. A straightforward repair-or-replace recommendation and a rough cost range.
For sellers and listing agents the same report turns an unknown into a number: you can repair what needs repair, or decide to re-roof before closing, instead of meeting the question in the middle of a negotiation.

When the insurer asks before you do
Insurance carriers increasingly pre-inspect roofs before issuing a policy. State Farm and others may refuse to insure a home unless the roof is replaced, which is pushing more sellers to re-roof before closing, an out-of-pocket cost many never planned for.
Buyers should know a related fact: a recent closing does not cost you the right to file a storm claim. You can file at the first viable storm event, regardless of when you closed. We have had clients file two months after buying a brand-new house.
If the roof inspection turns up storm damage, we can document it for the claim.
